Service Station the Missing Link in the Standout Northlink Industrial Estate

20/02/2017

Construction of the new Shell Service Station in Stage 1 of the Northlink Industrial Park is nearing completion. Located on the busy intersection of Niche Parade and Ocean Reef Road, the Shell service station fronts Ocean Reef Road and enjoys both prime exposure and great access.

The Shell Service Station supports, and is a result of, the rapid growth of businesses in the area. It is situated on one of the first lots sold in Stage 1, complementing the standout Northlink Industrial Park estate with business amenity at its main entry.

Over 23,000 vehicles will pass the new station daily. This figure is expected to increase to 30,000 in the next three to five years due to growth in the northern suburbs.

Raine & Horne Commercial Sales and Leasing Consultant, Daniel Romeo said;

“Since relocating to the Raine & Horne Wangara office, I have personally seen a shift in focus to amenity-driven business with a number of high-end cafes looking to trade here rather than the typical lunch bars of the past. There has also been strong demand from service station outlets witnessed by the emergence of 3 new service stations in the Wangara / Landsdale area within the last 12 months.”

“Two 7Eleven sites, one on Gnangara Road and the other on Hartman Drive, as well as the Shell on Ocean Reef Road (nearing completion) have all added to the sought-after amenity in the area.”

“There is now a total of 6 service stations within a 3km radius servicing the Wangara and Landsdale industrial estates.”

Raine & Horne Commercial are in the final stage of land sales in the Northlink Industrial Park with 135 lots sold totaling over $118 million in industrial land sales so far during the campaign.

Just 3 blocks remain in Stage 4A with the last land release in Stage 4B early 2017. Only a handful of blocks are expected to be released in the final stage covering 3.5 Hectares.

Raine & Horne Commercial Director, Anthony Vulinovich said;

“The Northlink Estate has proven to be a huge success in accommodating the growth of local businesses in the area. The Shell Service Station, situated on one of the first lots sold in Stage 1, tops off the standout estate with business amenity at its main entry. It also illustrates the strong demand we have had for these prime sites.”

“Over 23,000 vehicles will pass the new station daily. This figure is expected to increase to 30,000 in the next 3-5 years due to the growth in the northern suburbs, particularly the proposed urban development of East Wanneroo.”

Raine & Horne Commercial Sales and Leasing Consultant, Daniel Romeo said;

“Construction throughout the estate is constant and has been since 2013 when Stage 1 began. There is a good mix of green title and strata title and a good balance of owner occupiers and developers.”

“We have warehouse units available for sale or lease to accommodate all requirements from 100sqm to over 2,000sqm.”
